Building your new home or renovating your existing one is an exciting and rewarding time. Especially when you start to see your ideas come to life. We understand this and have personally been there too. After all, it’s not often you get to create your dream home!
The building process can sometimes be complicated and overwhelming, especially if it is your first time building. At Amplify Homes, we will work closely with you to ensure the process is as smooth as possible. Drawing on our experience and expertise we will give you practical advice along with clear transparent communication throughout your construction journey.
Every custom home project is unique, and the construction process may vary according to scope and complexity. However, here is what you can expect from us at typical steps along the journey.
Initial free consultation
David Lielnors, our experienced builder, will meet you at your home or new building site. He will seek to understand your ideas, your plans and requirements. It will give you an opportunity to discuss what is and isn’t possible. From this meeting we will establish a plan of attack for how we can help you move the project forward.
Your project design
To design your project according to your needs, we offer a fixed fee service that is advised upfront.
Our design consultant, a qualified drafts person or architect, will meet you at your home or building site to gain an understanding your needs and what you would like to achieve for your home. S/he will take site measurements as well as internal and external photos if required.
Our design and construction teams will work together to ensure that your design meets both your lifestyle and budget needs.
Outputs following this discussion may include schematic designs, town planning submissions and/or working drawings.
Detailed build cost estimate
We will provide you with a detailed cost estimate for your project based on your plans and any other specifications you may have provided. These cost estimates will reflect an actual cost rather than just an allowance. We will incorporate as much detail as possible to ensure that there are no surprises along the way.
It is at this stage that you will have an opportunity to discuss the detailed specifications, including colours and finishes. David Lielnors will discuss our quotation with you to ensure you are aware of all inclusions and exclusions.
HIA contract and permits
Once you have decided to engage Amplify Homes to complete your build, we will prepare a detailed project specification and a HIA building contract.
Your contract will include domestic builders warranty insurance. This gives you cover, in the unlikely event that we are unable to complete your build.
Once the contract is signed and deposit is made, we will prepare and submit all necessary documentation for a building permit, if required.
Construction
David Lielnors will be your dedicated project manager, who will keep you informed of project status and consult with you throughout the process. As we hit key milestones he will advise of them being complete and , progress claims will be issued as per the HIA contract. Key milestones may be at demolition, base, frame, lockup, plaster, fixing and completion.
Final hand over
Once all building works have been completed, the building surveyor will undertake a final inspection and issue a certificate of occupancy.
We will then invite you to walkthrough on site with David. He will show you that everything looks, works and functions as it should.
In your hand over pack you may receive manuals and warranties for any fixtures or appliances that were part of your build, along with any required certificates. And of course, if a new home, your keys!
